Our client is a leading developer with an excellent reputation in the
industry and has been in existence for **Apply on the website**yrs.
They are working on a large number of housing estates in Dublin and
Kildare, and also apartment projects in Dublin and the city centre.
They operate a mix of building their own projects and appointing Tier
1 contractors for very large projects. Currently they have such a
contractor on one of the largest office / apartment projects being
built in the city centre.

They own a large number of landmark office blocks in the city and also
employ crews to do their own fit-out, so they are a dynamic and
versatile contractor / developer.

They invest in people and have a philosophy of continuous professional
development which has produced an innovative and passionate team that
deliver projects for our clients safely, efficiently and to the
highest standards in the industry.

They require a Managing QS / Commercial Manager who will report to the
recently promoted Commercial Director.

Key Tasks & Responsibilities:

Managing a team of surveyors (up to 6) to provide commercial services
to the company to industry practice.

Establish good relationships with PQSs in order to agree final
accounts.

Deal with suppliers and subcontractors during the procurement process,
where necessary, in order to get the best value for the Group.

Placement of sub-contract orders in conjunction with the relevant
Manager/Buying Department.

Administer applications for payment and payment of subcontractors to
ensure positive cash flow where possible and fair valuations.

Evaluate the terms and conditions of sub-contractors with particular
emphasis on Risk, Program, Terms & Conditions, Design Responsibility
etc.

Prepare tender risk Analysis based on standard format, Contract
documentation including bill of quantities.

Run accurate Commercial Cost Control Reports on projects ensuring
reports clearly identify committed most, forecasts costs for
materials, sub-contract and labour in addition to preliminaries etc,

Preparation and monitoring of project cash flows feeding up to a
master company cash flow.

Set up and maintain variation logs with feed into costs as outlined
above for all sub-contractors variations, including the management and
agreement of such variations.

Review site programmes in respect to delays, disruption, damage and
sub -contract program.

To prepare and present monthly company reports at each project and/or
business review, in-line with company formats and standards.

Always act in a manner fitting to the business and uphold the
company&#**Apply on the website**;s standards internally and
externally at all times.

Preparation of monthly commercial reports.

Requirements:

? Third level Degree in Quantity Surveying or similar.

? Minimum of **Apply on the website**+ years&#**Apply on the
website**; experience in a mix of residential and commercial projects
with a large developer / contractor

? Strong communication and interpersonal skills dealing with design
team / client / meetings etc.

? Good attention to detail, with an analytical approach and ability
to work using your own initiative.
